Affordable Housing

Real estate people tell me that there hasn’t been a new mobile home park built in Las Vegas since the “water tax” was written into law ten years ago. Prior, the park had one meter and was responsible for splitting the cost amongst the units.

Would they still have to pay the $5,000 water fee if they
made their own water? AKA Skyjuice(r) Water Generator systems?
Palm Springs is loaded with wonderful mobile home parks that
people can buy for $30,000. What a great thing this would
be for Nevada. Maybe we should check into this BOB!

From 2003 thru 2005 our group ‘Village Seniors Ltd.’ put a great deal of effort into the development of an affordable manufactured home park. We had the support of BLM and HUD. We had the developer of several local manufactured home parks and the point man of the manufactured home manufacturers organization. We had the financial and construction backing of two large construction firms from California and the promise of as much money as needed from a mideastern group. We thought we even had the support of Harry Reid until it came down to the nitty gritty. Harry supported a move of BLM land to his partner Haffen and did not have time to assist we were told. We found what we really didnt have was the support of local government. There are so many hands out above and below the table it could make an honest man cry. It was amazing to us how the hoops expanded and contracted depending on who was going through them. It is not a matter of water meters it is much more a matter of NIMBY and greed in my opinion. Clark county has been given over 12 hundred acres for affordable housing by BLM. To my knowledge they have started with a five acre piece through Nevada Hand and are milking another two small pieces for future development. I could go on for a while telling you of our experiences but I can save a lot of time by just telling you that I do not believe that the bureaucracy will allow more than token affordable housing of any kind to be established. There is just too much money to be had by too many to allow it.
